What Are the Best Neighborhoods in Gilbert?
Gilbert is a quilt of master-planned communities, each with its own character. These are the names buyers search for most, with facts you can verify.
Downtown Gilbert / Heritage District
The walkable heart of Gilbert, anchored by the historic water tower built in 1927. It is lined with 30-plus restaurants and shops, from Culinary Dropout and Postino to O.H.S.O. Brewery, with the Hale Centre Theatre for live performances. The flagship Gilbert Farmers Market, which launched here in downtown Gilbert in 2010, now meets Saturdays at the Chandler-Gilbert Community College campus a few miles south while the downtown undergoes its Heritage District improvement project. A 10-acre mixed-use development called Heritage Park, with roughly 47,000 square feet of retail and restaurant space and 288 luxury residences, began opening in phases in fall 2026.
Agritopia
Agritopia is Gilbert's most distinctive master-planned community: an award-winning "farm-to-table" neighborhood built around the working Farm at Agritopia. Custom-designed homes feature front porches and alley-load garages, and the community centers on the farm stand, Joe's Farm Grill, and Barnone, a creative space of artisan shops and dining. It is consistently described as the most walkable community in town.

A multi-award-winning master-planned community in south Gilbert, developed from the early 2000s on land once homesteaded by the Power family in the 1890s. Today it holds more than 5,000 homes around two community clubs (the Barn and the Ranch House), two catch-and-release fishing lakes, two resort-style pools including a 25-meter lap pool, more than 25 parks, and miles of walking and biking trails, with Power Ranch Elementary on site.

Shift your schedule
Outdoor life moves to early mornings and evenings in summer. Hiking, golf, and dog walks are pleasant before 9 a.m., and the Valley is famous for dramatic sunset activity.
Monsoon season
July through September bring monsoon storms, with dust, wind, and sudden downpours. They are short-lived, dramatic, and usually welcome relief from the heat.
