What Is the Real Difference Between Paradise Valley and North Scottsdale?
The short version: Paradise Valley is a low-density town of private estates, and North Scottsdale is a collection of master-planned luxury communities. Both are exclusive. They just express exclusivity differently.
Paradise Valley: Large-Lot, Low-Density Estates
Much of Paradise Valley is zoned for a minimum of one acre per single-family home, and many properties run two or three acres or more. The result is a town of wide roads, long driveways, and houses set deep on their lots, framed by Camelback Mountain on the south and Mummy Mountain and the Phoenix Mountains Preserve on the north. There is no commercial or retail district inside town limits, no strip malls, and no office towers; a handful of world-class resorts operate on special use permits, and nearly everything else is residential. The 85253 ZIP code has been ranked Arizona's most expensive by PropertyShark for seven consecutive years.
North Scottsdale: Master-Planned Luxury Communities
North Scottsdale is the umbrella name for the metro's most celebrated master plans, from DC Ranch and Silverleaf to Troon North and Grayhawk. These are organized communities with HOA life, clubhouses, trails, and retail villages like Market Street at DC Ranch, built into the foothills that climb roughly 1,500 feet above the Valley floor. The setting is desert-glamorous, with saguaros, granite boulders, and mountain views, and the lifestyle is distinctly social: golf, clubs, events, and neighbors who are part of the plan.
How Do Homes and Lots Compare?
Lot size and architecture are where the two areas diverge most sharply.
Lot Sizes
Paradise Valley: One acre is the floor in much of Paradise Valley; two to three-plus acres are common, with many compounds on Mummy Mountain and in the Camelback foothills.
North Scottsdale: North Scottsdale lots range from golf-course parcels to large foothill sites, typically smaller than Paradise Valley but with elevation and views that price them comparably.
Architecture
Paradise Valley: Ranch and contemporary estate architecture dominate, with many homes set hundreds of feet off the street behind gates and long guarded drives.
North Scottsdale: Custom and semi-custom desert-contemporary, Mediterranean, and golf-villa styles, often with resort backyards angled to the fairway or the mountain.
Gated & Secure
Paradise Valley: Privacy comes from the land itself: huge lots, low density, and quiet streets, with many estates individually gated.
North Scottsdale: Security is a community feature, from guard-gated enclaves like Silverleaf to staffed entries throughout the master plans.
Views
Paradise Valley: Iconic Camelback and Mummy Mountain ridgelines, plus city lights from the higher foothill estates.
North Scottsdale: Wide-open McDowell Mountain and preserve views, granite boulder landscapes, and long desert sightlines at higher elevation.
The Signature Areas
In Paradise Valley, the two name-brand addresses are the Camelback Mountain foothills, where estates climb the mountain's north face above Lincoln Drive, and the Mummy Mountain area, home to some of the Valley's most private multi-acre gated compounds. In North Scottsdale, the benchmarks are Silverleaf, the guard-gated enclave at the highest point of DC Ranch with its private club and golf course; DC Ranch itself, a roughly 4,000-acre family-focused master plan around Market Street; and Troon North, a roughly 1,800-acre community built around the 36-hole Troon North Golf Club.

Both areas sit minutes from the Valley's best dining, shopping, and airports. The real difference is how you spend your days at home.
Paradise Valley: Central, Quiet, Resort-Adjacent
Paradise Valley sits directly between Phoenix and Scottsdale, minutes from the Biltmore district, the Arcadia corridor, and Scottsdale Road. Inside town limits, the resort life is concentrated at a few grand properties: Mountain Shadows, the 1959 resort at 56th Street and Lincoln Drive that reopened in 2017 after a full redevelopment; Sanctuary on Camelback Mountain, opened in 2001 on 53 acres on the mountain's north face; and the historic Camelback Inn on Mummy Mountain's southern slope. Mountain Shadows' 18-hole par-3 Short Course is open to the public, and the private Camelback Golf Club sits within the town.
For recreation, Camelback Mountain's Echo Canyon trails and the Phoenix Mountains Preserve are at the town's doorstep, and grocery runs, medical care, and fine dining are a short drive into Phoenix or Scottsdale.
North Scottsdale: Golf, Clubs & Village Life
North Scottsdale is built around its clubs. Troon North's 36 holes, Silverleaf's private course, and the country-club calendar at DC Ranch and its neighbors define the social rhythm, with Market Street at DC Ranch adding walkable shopping and dining. The McDowell Sonoran Preserve and Pinnacle Peak provide world-class hiking right out the back gate.
Old Town Scottsdale's galleries, restaurants, and nightlife, plus the shopping at Kierland Commons, Scottsdale Quarter, and Scottsdale Fashion Square, are a straight shot down Scottsdale Road, typically 20 to 30 minutes from the northernmost communities.
Airports & Transit
Sky Harbor International Airport is roughly 20 to 25 minutes from Paradise Valley; Scottsdale Airport is minutes north.
Sky Harbor is typically 30 to 40 minutes from far North Scottsdale, with Scottsdale Airport much closer for private aviation.
The Everyday Errand
No commercial districts inside town: expect quick drives to the Biltmore area, Arcadia, or Scottsdale Road for groceries and services.
More self-contained: Market Street, DC Ranch, and the Kierland corridor put dining and shopping within minutes of most homes.
Which Buyer Does Each Area Suit Best?

- Value a quiet, residential town with no commercial districts and no street life.
- Want the Camelback or Mummy Mountain address, the 85253 ZIP, and iconic mountain views.
- Enjoy resorts like Mountain Shadows and Sanctuary on Camelback at the door but prefer to drive for shopping errands.
North Scottsdale suits buyers who...
- Want a golf and country-club lifestyle with a defined community and active social calendar.
- Prefer master-planned convenience, with villages, trails, pools, and retail built into the neighborhood.

The honest recommendation
If land, privacy, and a legendary address are the whole point, Paradise Valley is the rare place in Arizona that delivers all three at once. If you want an active luxury lifestyle, golf on your calendar, and a community that handles the amenities for you, North Scottsdale's master plans are hard to beat. And if you discover you want neither, Gilbert's lakefront and guard-gated luxury delivers a surprisingly close experience for a fraction of the price.
