When Phoenix luxury inventory hits a 10-year high, that is the most interesting sentence in Arizona real estate right now.
I'm Denise Hurd, a luxury real estate specialist serving Metro Phoenix, and this fall the market has shifted in a way buyers have not seen in years: more luxury homes to choose from, mortgage rates sitting near 7.4%, and sellers who are increasingly motivated. This guide covers what the current data actually shows and the seven moves that give luxury buyers real leverage in Scottsdale, Paradise Valley, and Gilbert right now.
What Does a 10-Year-High Inventory Mean for Luxury Buyers?
According to the Cromford Report, the Phoenix Metro median sale price had cooled to roughly $446,000 by mid-2026, while inventory reached a 10-year high. For luxury buyers, that combination translates into something simple: choice.
More homes on the market means you can compare properties side by side, take your time, and negotiate from a stronger position than buyers could in the pandemic years. It also means sellers who priced optimistically are adjusting.
In Paradise Valley, for example, 42 homes sold in June 2026 at a median price around $5.2 million, with homes averaging about 121 days on market. That is a market where a thoughtful buyer has room to be thorough.
Why Are Mortgage Rates Near 7.4% Not Slowing Down Luxury Demand?
Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed mortgage rate at 7.40% for the week ending October 8, 2026, up from 7.28% the week before and 6.30% a year earlier. Other surveys have run slightly higher, with the Mortgage Bankers Association reporting 7.49% in early October.
Yet the very top of the Phoenix market has barely flinched. The Valley logged 21 sales over $10 million by early March 2026, compared with 32 in all of 2025. Scottsdale's luxury segment, homes priced at $1 million and up, carried a median around $1.85 million in March 2026, up 3.2% year over year.
Why the disconnect? Luxury buyers are less rate-sensitive. Many pay cash or carry significant equity, and for those who do finance, the rate matters less than the home itself. Still, at 7.4%, every point of financing deserves a strategy, which is where the moves below come in.
Where Is Luxury Inventory Building Up in Metro Phoenix?
Not all luxury markets feel the same right now. Scottsdale's gated golf communities and the Paradise Valley acre-estate market operate on their own rhythm, while East Valley communities like Gilbert and Chandler serve a different buyer.
Scottsdale's DC Ranch, Silverleaf, and Troon North offer very different takes on desert luxury, as covered in my Scottsdale luxury living guide. Gilbert's luxury communities, from Seville to Power Ranch, are covered in my Gilbert luxury communities guide.
Seven Moves That Give Luxury Buyers Leverage This Fall
Move 1: Get Pre-Underwritten, Not Just Pre-Approved
Pre-approval is a starting point. Pre-underwriting takes it further: your file is reviewed by an underwriter before you write an offer, so your financing is essentially ready to go. In a market with real inventory, sellers and their agents notice the difference, especially on luxury homes where transactions are complex.
Move 2: Decide Your Cash vs. Financing Posture Early
If you can pay cash, say so in your offer strategy. All-cash offers close faster and carry fewer contingencies, and sellers weigh that heavily.
If you are financing, know your exact numbers before you negotiate. At 7.4%, every $100,000 financed costs roughly $692 a month in principal and interest. That math should shape what you offer and what you ask for in concessions.
Move 3: Look for the Motivated Sellers Behind the Price Cuts
Price reductions are one of the clearest signals in a high-inventory market. I wrote recently about why so many sellers are cutting their price right now, and the same dynamics are showing up in luxury: lifestyle changes, relocations, and overpriced listings that finally met the market. A price cut is not a red flag. It is an invitation to negotiate.
Move 4: Use the Inspection Period as a Negotiation Tool
With more inventory, you rarely need to waive the inspection to win. Instead, use it strategically: hire a thorough inspector, get bids on anything significant, and negotiate repairs or credits from a position of information. In complex luxury properties, from custom builds to estate homes, the inspection period is where deals are actually won.
Move 5: Compare New Construction Incentives
Builders are competing for buyers too. In this rate environment, many new-home communities are offering rate buydowns, closing cost credits, and design upgrades that can meaningfully offset the cost of financing. My guide to buying new vs. existing homes in Arizona walks through the trade-offs, from warranties to lot size to negotiation flexibility.
Move 6: Negotiate the Whole Package, Not Just the Price
The price is only one line. In a high-inventory luxury market, the full package matters: closing costs, a rate buydown, repairs, furnishings, a longer or shorter closing, or a rent-back for the seller. Each one has value, and the best negotiators combine them into one clean offer.
Move 7: Move Fast When the Right Home Appears
Here is the paradox of a high-inventory market: the best homes still sell quickly. Turnkey properties in the most desirable communities continue to draw multiple offers, even as dated or overpriced listings sit. When the right home appears, be ready to act the same week. Preparation, not hesitation, is what wins.
Why Working With a Local Luxury Specialist Matters

Frequently Asked Questions
Is it a buyer's market for luxury homes in Phoenix right now?
Not uniformly. Inventory at a 10-year high gives buyers far more choice and negotiating room, but the very top of the market still moves quickly on the right homes. The Valley logged 21 sales over $10 million by early March 2026, so the best properties continue to attract serious competition.
How much do mortgage rates matter when buying a luxury home?
Rates near 7.4% matter most for buyers financing a meaningful portion of the purchase. Cash buyers and those with heavy equity are less affected. Rate buydowns and seller concessions can offset much of the cost, which is why negotiating the full package matters.
Should I wait for luxury prices to drop before buying?
Waiting carries real risk. The best homes in the best communities still attract competition, and Scottsdale's luxury median was up 3.2% year over year in March 2026. More inventory means better negotiating, not necessarily lower prices across the board.
What is the best time of year to buy a luxury home in Scottsdale?
Fall and winter tend to bring more inventory and more motivated sellers, as many luxury listings time themselves for the season. With inventory at a 10-year high this fall, buyers have an unusually wide window to compare homes and negotiate.
How do I find the best luxury realtor in Scottsdale?
Look for experience at your price point, deep knowledge of the specific communities you are considering, and a track record in complex transactions. I'm a RE/MAX Hall of Fame member and Certified Luxury Home Marketing Specialist serving Scottsdale, Paradise Valley, Gilbert, and the wider Metro Phoenix market.
Are there still bidding wars on luxury homes in Metro Phoenix?
Yes, on the right homes. Turnkey properties in the most desirable communities still draw multiple offers, while dated or overpriced listings sit longer. That is why preparation matters: the buyers who win are the ones ready to move the week the right home appears.
