Scottsdale's Best Luxury Communities in 2026: What $1M to $10M Actually Buys

Silverleaf, DC Ranch, Troon North, and the other gated names worth knowing, with current prices, what each one is really like, and where your budget goes furthest.

Silverleaf, DC Ranch, and Troon North are the three communities at the top of nearly every Scottsdale luxury buyer's search, and they are very different propositions once you get past the names. This guide covers the best luxury communities in Scottsdale for 2026, what each one is really like to live in, and where your budget goes furthest, based on current sale data and the latest market trends. I'm Denise Hurd, a luxury real estate specialist serving Metro Phoenix for over 30 years, and these are the neighborhoods I send buyers to first.

What are the best luxury communities in Scottsdale in 2026?

North Scottsdale dominates the answer. The communities buyers ask about most are Silverleaf at DC Ranch, DC Ranch, Troon North, Desert Mountain, Estancia, Mirabel, and Whisper Rock Estates, with Gainey Ranch and McCormick Ranch holding steady closer to central Scottsdale. The demand behind those names is measurable: across Scottsdale, the median sold price reached about $1.18 million in 2025, closed sales of homes priced above $5 million jumped roughly 157 percent, and one widely cited ranking put Scottsdale at the top of the country's luxury markets. The catch is that "best" means very different things at different budgets, so the smart move is to match the community to your goals rather than to the hype.

Silverleaf: Scottsdale's most exclusive address

Silverleaf at DC Ranch is the crown jewel of North Scottsdale and the neighborhood most people mean when they say Scottsdale's most exclusive. It is guard-gated, built around a Tom Weiskopf-designed golf course, and home to the largest estate lots in the area, with hilltop and lakefront homes that trade for tens of millions of dollars.

The data shows how tightly held it is. Over the trailing twelve months (through mid-2026), Silverleaf's median sale price ran about $5.4 million, with sales over the most recent quarter around $5.1 million, roughly $1,040 per square foot. Listings have ranged from about $3.2 million up to $37 million, and the median list price sits near $6.3 million. Two of the most talked-about Scottsdale sales of 2025 happened here: a $25 million modern-Mediterranean estate on 12,299 square feet midyear, and a $25.8 million guard-gated showpiece that closed in December, with 14,369 square feet on a hillside lot of nearly 1.9 acres.

If privacy, views, and the very top of the market are the goals, Silverleaf is the answer. For the neighborhood-by-neighborhood picture of the whole city, my Scottsdale luxury living guide goes community by community through what life there actually looks like.

DC Ranch: guard-gated living at a more approachable price

Just down the road, DC Ranch delivers much of the same North Scottsdale cachet at a more approachable number. It is a guard-gated, master-planned community with miles of trails, parks, and its own shopping and dining at the Village at DC Ranch, which is why it draws families and executives who want security and community without a $20 million price tag.

DC Ranch's median sale price came in around $2.7 million over the most recent quarter (mid-2026), with an average near $3 million, and homes in the community generally span roughly $2 million to $12 million. That puts it among the fastest-moving luxury markets in Scottsdale, which suits buyers who are ready to act when the right home appears. If schools and day-to-day life matter as much as the address, my guide to living in Scottsdale goes deeper on the neighborhoods, the schools, and the fall market.

Troon North: golf and desert views for under $1.5 million

Troon North hugs the base of Pinnacle Peak and the McDowell Mountains, with desert views in every direction and two celebrated courses at Troon North Golf Club. It is the most approachable of Scottsdale's golf-country communities: the median sale price ran about $1.395 million in the May 2026 market report, up 9 percent year over year, with an average sale near $1.54 million and roughly $465 per square foot. That makes it a favorite for downsizers, relocating executives, and first-time luxury buyers who want the resort feel without a $5 million address.

Desert Mountain, Estancia, and Mirabel: the other gated names worth knowing

Beyond the big three, a few more communities deserve a place on your list. Desert Mountain is one of the largest gated golf communities in the Valley, spread across the high desert north of Scottsdale with multiple private courses. Estancia is a boutique enclave at the base of Pinnacle Peak built around a golf club, prized for its intimacy and mountain views. Mirabel pairs a Tom Fazio-designed championship course with sweeping Pinnacle Peak views, and Whisper Rock Estates sits deep in the Sonoran Desert with sprawling estate lots for buyers who want ultimate separation. Each has its own character, and each attracts a different kind of buyer.

Which Scottsdale luxury community fits you best?

Start with the life you are actually going to live, not the one in the brochure. Privacy and trophy estates point to Silverleaf or Whisper Rock. Family life with security and community points to DC Ranch. Golf as the center of the week points to Troon North or Desert Mountain. Lakes, golf, and an active central location point to McCormick Ranch, which is in the middle of a major lakeside redevelopment, covered in my McCormick Ranch update. And keep the season in mind: fall is one of the best times of year to tour communities, because the weather shows each neighborhood at its best and the market tends to be calmer than the spring rush.

Is fall 2026 a good time to buy a luxury home in Scottsdale?

Yes, and the numbers are on your side. Scottsdale's luxury market has settled into a balanced, noticeably more buyer-friendly place than the pandemic-era rush. For homes priced $1 million and up, the median sale price ran about $1.85 million in spring 2026, up a modest 3 percent year over year, and roughly 48 percent of those sales were all cash. Sales above $2 million rose about 25.6 percent year over year, while listings in that tier have grown 30 to 40 percent, which means more options and less frenzy. Days on market have stretched from a red-hot 20 to 30 at the peak to roughly 45 to 75 today.

The practical takeaway: this is a strong season to negotiate on value, condition, and terms, while the best homes in tight communities like Silverleaf and DC Ranch still move quickly to prepared buyers. Expect to compete on speed and terms, not just price, and lean on an agent who knows the exact comps on the street you are targeting.

Scottsdale's luxury market is deep, and the right community is out there for just about any buyer. Wherever you land, work with someone who knows the streets, the comps, and the tradeoffs street by street. That is what I do every day across the Valley, and I would love to help you find your address.
